Members present: Hal Grant, Chairman; Charles Sorenson, Vice-Chairman; Jonathan Miner, Selectman; Rex Baker, Alternate; Patrick Gagne Alternate
Members absent: Jeffrey Trudelle
Members of the public: Jason Raynor; Katie Sutherland, KCS Architects (Keene)

Hal Grant opened the meeting at 7: 02 pm.

The ZBA heard questions from Mr. Raynor and Ms. Sutherland regarding a potential proposal on property in the village historic district, specifically to connect a main house to an existing barn.  Mr. Raynor and Ms. Sutherland provided preliminary drawings, subject to surveyors’ work and further deliberation of potential options.

Board members discussed with them matters involving setbacks, impervious cover, proposed use of the space, and issues surrounding non-conforming lots and structures. They reviewed the requirements under Article V for a Special Exception to expand a nonconforming structure on a non-conforming lot, as well as the necessary conditions to be met outlined under Article XX, should the resident decide to proceed. The group also discussed the different conditions and requirements applicable to Special Exception and Variance applications.

Subsequent to this discussion, the board discussed the minutes of its December meeting. Mr. Sorenson moved to approve the minutes. Rex Baker seconded. All voted in favor.

Meeting adjourned at 8:00 pm.
